Who needs an Energy Performance
Certificate?
As of October 2008 all rental properties
renewing a lease must have an Energy Performance Certificate
before the new tenants can move in. As a Landlord, you are
responsible for this requirement. And as of 6th April 2009
all residential properties must have a fully completed Home
Information Pack (HIP), including an EPC before a property
can be marketed for sale. Your home can't lawfully be sold
without one.
What is an EPC?
An EPC is effectively a 5 page document that is intended
to inform new tenants or buyers of a building's energy performance
rating is an easy to read rating (A [highest] - G [lowest]).
Placing an order for EPC
Payment made via BAC's payment or cheque collected at time
of inspection.
Energy Performance inspection appointment made with yourself
or your chosen representative and carried out on the property.
Completed EPC lodged on Government's database and made available
to yourself or your representatives (PDF format) within 24
hours of inspection via email notification.
